Environmental Projects Experience...
Many redevelopment
projects are located within urban areas that may have had several former
uses prior to the one currently under consideration. Those former uses
could have had an environmental impact on the site that may not be apparent
from a simple visual inspection of the land/building. Former
gas/fueling stations with underground tanks, manufacturing facilities that
used toxic chemicals, dry cleaners, or others... understanding what former uses may have
existed on the site, whether there may have been an environmental impact, and what efforts have been extended by former owners to
document any required remediation, could have an impact on the use/value of
the property going forward. Anton Development can help by

North Clark, Chicago, IL
Partner-owned 1.1Msf, $400M mixed-use tower
in Chicago's premier downtown office market. Overall project management
responsibilities with specific tactical implementation,
consultant relationships, area calculations, financial modeling and
pro forma,
partner and consultant agreements, marketing, and leasing
oversight. Environmental efforts included site investigations,
testing, and remediation of underground fuel tanks and contaminated soils. Successfully maintained project on-schedule and
within-budget.

Project
Manager, Owner’s Representative
ATA World Training Center: ATA Airlines, Chicago, IL
26 Acre, 200Ksf, $105M corporate training center for pilots, in-flight, and
operations. Development program included
extensive site demolition and environmental clean-up, new administration
building, and new flight simulator building. Broad source financing
incentives included: airport revenue bonds, tax increment financing [TIF],
US DOD environmental liability contributions, EDGE tax and high-impact
business credits, and IDOT/CDOT economic development, large business
development, and linked development grants. Environmental efforts
included extensive site investigations, testing, and remediation of
underground fuel tanks and contaminated soils.

Manager, Owner’s Representative
Cupples Station: Bank of America, St. Louis, MO
950Ksf $200M adaptive re-use development. Eight century-old buildings
in varying states of condition and disrepair. Development programs included
four-star Westin hotel development, office and mixed-use developments,
condominium development, 800-car new parking garage, and
$20M public work. Unprecedented employment of Missouri and
Federal historic tax credits, and associated financing, enabled development
that would have otherwise been financially infeasible. Environmental
efforts included site investigations, testing, and remediation of
underground fuel tanks, asbestos, lead-based paints, and contaminated soils.
